Marland House was the old Southampton Civic Centre offices. The building was to be converted into 90 x 1 bed apartments and 17 x2 bed apartments. Each apartment had its own bathroom and kitchenette. We also created 2 com munal areas, an outside deck, suite of offices along with a gym. We were responsible for the design and build of the mechanical and
electrical installation along with the fit out of the apartments and communal areas.
When the client was procuring this building there was a severe need for additional student accommodation in the area unfortunately during the procurement period 3 other large-scale student developments started all of which were scheduled to open at the same time as Marland house. The client came to us asking for us to look at options to add value. After reviewing the designs, we realised with a small expenditure that we would be able to adapt an area in the sub-basement to create a Gym and that by removing a wall we could create a large outside terrace on an existing flat roof area
This project had the added difficulty that it was connected to the Southampton District heating system which was controlled by Cofley (Engie). The client had large predicted costs due to the increased rate in quiet periods for returning water above the set temperature. We designed a plant solution which allowed us to create a buffer and store the water and re use it within the system over returning it back into the DHS where the client would be charged. This coupled with other water saving measures allowed the client to make significant ongoing savings.
