This was a conversion project of an existing Hilton hotel to a Novotel. The hotel comprised of 250
guest rooms along with a ball room, restaurant, reception area and 6 meeting rooms. We acted
as the principle contractor on this project. We carried out the replacement of the central plant
items, along with the strip out of the guest rooms and re fit out of the guest rooms, Corridors and
communal areas along with upgrading the Air conditioning system and DATA/Comms.
The hotel remained open whilst the works were being carried out, we split the project into 4 phases with with the communal works taking part in the last phase. Each phase was completed then handed back to the hotel before the following phase started. Health and safety were a larger than usual factor on this project as we had the interaction with the hotel guests and staff to contend with along with having to make sure that all fire routes were maintained this involved creating a safe fire route each night through the construction phase.
One of the challenges of this project was that the existing hotel had baths in all 250 rooms, Novotel and the client wanted to have a minimum of 70% of the rooms converted to shower rooms however they were looking at keeping costs down so wanted to use the existing pipework in the risers. We were able to make some adaptations to the riser pipework along with creating decorative plinths for the showers which allowed us to achieve 82% conversion. We were also able to reduce costs by painting the walls and adding feature artwork over wallpapering the entire room giving the client a capital saving
